2025 Lexington East Unit One Annual Meeting Review

 

Thank you to all the owners who attended the annual meeting on June 30, 2025.

Your support of Lexington East and the board of directors is greatly appreciated.

 

47 owners attended the meeting.

Board members present Pam Simpson Treasurer and Director, Victor Alexander Property Manager and Director, Dave Peter Director, Mary Gureno Director, Bob Leuenberger President and Secretary. Don Steffen was unable to attend.

 

Bob Leuenberger, President/Secretary provided the following information at the meeting;

2025 has been a very productive and eventful year for our HOA.

The board appreciates your support, patience and understanding

as we have continued the derecho reconstruction process.

We have accomplished a great deal and we still have projects to complete.

 

 I want to thank all the board members for their continuing support of our LEXINGTON EAST NEIGHBORHOOD and their willingness to serve on this volunteer board.

 

I especially want to thank Pam Simpson and Victor Alexander for all the time spent on navigating all the processes of this reconstruction over the past almost five years, with legal, insurance, construction coordination and all the other behind the scenes to keep our HOA running smoothly.

 

Jason Darnell/Darnell Construction is working toward the completion of the remaining derecho repair work which is phase 2 of our insurance claim. This includes decks, screen rooms, 3 and 4 season rooms and the remaining interior work.

 

Darnell has completed derecho damage repairs on decks and screen rooms. Painting is in progress or has been completed on deck railings and screen porches at most of our buildings.

 

As of June 30, four 3 or 4 season rooms remain to be completed with approximately 39 interior projects that need to be completed.

Darnell estimates completion by the end of August.

 

Other projects that have been done:

 

Asphalt repair on some of the worst areas of driveways and parking areas.

 

Dryer vent cleaning for all 172 units.

 

D&D tree service has been trimming trees and removing more dead ash trees.

 

As construction winds down we will be repairing areas in the lawn where stored construction material has killed the grass Some are completed.

 

We are working on bids for landscaping for the fronts of the buildings.

 

Randy’s Carpets will be cleaning carpet in the common hallways of all 43 buildings. This should start this week.

The City of CR will at some point will start storm sewer work in preparation for next year’s phase 2 repaving project for 42nd street. The storm sewer work will involve work in the easement area and may result in the temporary closing of our entrance at 42nd street.

 

Insurance coverage and Loss assessment insurance

Regarding insurance, our monthly premium for our buildings will be renewed in July 2025 with Farm Bureau Financial Services.

The board of directors suggests that every owner contact their personal insurance agent to discuss the loss assessment coverage on their policy. Farm Bureau Financial Services, the HOA insurance carrier, strongly advises a minimum of $25,000 loss assessment insurance coverage. This coverage is very inexpensive to add or increase.

INTERCOM ISSUES PROCEDURE NOTICE

If an owner experiences a problem regarding their condo intercom or the building intercom:

First, please contact the Property Manager, Victor Alexander 319-350-7043 propertymgrvictor@gmail.com

Second, Owners will be given the phone number of the intercom company to set up an appointment if necessary.

 

If the service call addresses a specific building or condo unit intercom issue, the cost will be paid by the HOA unless the repair is under warranty.

If it is determined that there was no problem with the intercom and it was user error, the unit owner who initiated the service call will be responsible for the cost of that service call. 

IMPORTANT NOTICE FOR OWNERS WHO ARE CONSIDERING THE SALE OF THEIR CONDO. THE FOLLOWING APPLIES TO ALL CONDO SALES REGARDLESS OF IF IT IS “FOR SALE BY OWNER” OR THROUGH A REAL ESTATE AGENT

  • When you decide to sell your unit, notify the property manager and treasurer.

  • Be sure your realtor has a copy of the Owners Reference Manual which should be left in each unit for the new owner.

  • When a unit is for sale, “Open House” signs may be put up not more than 24 hours prior to the Open House and must be removed within one hour of the completion of the Open House. The placement of the signs must also be in compliance with the Cedar Rapids City Code. “For Sale” signs are not permitted. [1927-82].

  • Remind your agent and potential buyers that we are a NO PETS and NO RENTALS community and there is a $500.00 move in fee due upon closing.

IMPORTANT REMINDERS FOR ALL OWNERS

 

1. Outside Water Faucets: Board member volunteers are starting the annual process of draining the outside water pipes and turning off the outside water. 

Garden hoses will be disconnected and left in the rock garden areas. Please DO NOT turn the outside water back on. The board will do so in the spring.

2. Window coverings/Curtains/Drapes/Blinds: HOA rules do not require any window coverings but if you have window coverings they must have white, or near white material facing the outside. Reference: Owner’s Manual page 7.

Note: Enforcement of this rule will begin January 1, 2024. Owners not complying with this HOA rule may be issued fines.

3. Trash and Recycle Bins: Bins must be returned to your garage by the next day after pickup. If you are going to be away please arrange to have a neighbor bring them in. Owners not complying with this HOA rule may be issued fines.

4. Winter travel Reminder: If you are going to be away from your condo for an extended period of time, the HOA board asks that you turn off the water to your condo and leave your thermostat set to no lower than 55 degrees F. If you want assistance turning your water off please notify the property manager. 

5. Hall Carpeting: Randy’s Carpet has completed installation of new hall carpeting. The HOA board recommends that owners share in the cost of placing a mat inside the front door. Mats placed beside each hallway garage entry door also help keep our hallway carpets cleaner. Throw rugs should not be used as they can be a safety issue.

6. Cul de Sac parking: With snow plowing season getting closer it’s important to know that while parking is allowed at the end of the Cul de Sacs, plows need to have those areas clear of vehicles in order to push the snow beyond the storm drains. Vehicles left in those areas on snow days may be blocked.

7. Parking Rules: Owners may not park more than 2 vehicles on HOA property. (HOA property includes our Cul de Sac streets). C, D and B garage owners may not park in front of their garage doors. The only exception to this is: Buildings 4300, 4500 and 4755 where there are no other garages directly across from their drives. The parking area between buildings, are for the B and D unit owners (or their guests) only. Owners of A garages, if parking on the A drive, are asked to park to the side away from the front door to allow easy access for other owners to use as a drop off area.

8.  Ice Melt for the stoops is located in the hall utility closet:  If additional ice melt is needed contact the property manager. 

9.  Hallway Light Bulbs: If you see a light bulb that needs replacing, please notify the property manager.

10. Outside Lights and Entrance Chandeliers:

Those lights are controlled by a sensor on the outside of our buildings. They are Not on a timer. Depending on the position of your building related to sunlight, your building lights may turn on or off at a different time than your neighbor’s building.

11. Open Garage Doors:

Garage doors must be closed unless you are nearby or in your garage. Doors left open defeat the purpose of the intercom security system. Please be a good neighbor and make sure your garage door is kept closed.

12. Garage door Maintenance:

Owners are responsible for remotes and the motor mechanism that operates the door. The HOA is responsible for the door itself which includes the rails, wheels, springs, etc. If your garage door requires maintenance, you should contact the property manager.
